Tilt: ventilate securely

The top of the sash leans into the room by 10-15 degrees. Fresh air flows over the top edge while the side locking points stay engaged, so it can stay open overnight, even four storeys up.

Turn: open fully inward

The whole sash swings into the room like a door. Clean the outside glass from inside, pass furniture through, or use it as the escape opening Building Regulations ask of bedrooms.

Where tilt and turn earns its keep

The easy clean window for flats, and not only flats.

Standard casements open outward, which is fine until the window is on the fourth floor, over a basement well, or facing a lightwell no ladder will ever reach. Inward opening windows turn all of that maintenance into a two-minute job from inside the room.

Flats & apartments

Clean both faces of the glass with your feet on the carpet, and stop paying an abseil crew to do it. Tilt mode gives secure overnight ventilation at any height, which is why so many London block specifications name tilt turn uPVC windows outright.

Upper floors & lightwells

Any opening that a ladder cannot safely reach is a tilt and turn candidate: above conservatories and flat roofs, over basement wells, behind parapets. If you currently only ever clean the inside pane, this is the fix.

Bedrooms needing escape

In turn mode the full sash clears the frame, so escape-designated bedrooms get a genuinely usable opening. We size them to the Building Regulations minimum of 0.33m² and 450mm each way, and your FENSA certificate records it.

Busy roads

The inward-pulling gearing compresses the sash into its gaskets at multiple points, sealing better than most outward hardware. Paired with acoustic laminated glass, it is one of the quietest opening windows we fit.

The specification

Tilt turn uPVC windows, or aluminium

Most of what we fit is uPVC tilt and turn on a 70mm multi-chambered profile, made to measure by our sister company Prime Fabrication and typically installed within 7-10 days of survey. Standard glazing is a 28mm A-rated double-glazed unit (around 1.2 W/m²K) with triple glazing optional; frames come in white, anthracite grey, black and woodgrain foils, with trickle vents where Part F requires them. For larger sashes and slimmer sightlines, aluminium windows carry more glass per opening; where an outward-opening style suits the elevation better, see our casement windows, or compare everything at the window and door installation hub.

One honest caveat: an inward-opening sash needs clear space inside, so deep sills crowded with plants, or blinds mounted tight to the frame, need planning at survey. We check curtain and blind clearances as standard. Installation is FENSA certified with an insurance-backed guarantee, and if a pane gets broken before or after fitting day, our 24/7 emergency glazing team covers it. Questions

Tilt and turn, answered

How does a tilt and turn window work?
One handle drives two actions. Turn it 90 degrees and the sash tilts inward from the top by around 10-15 degrees for secure background ventilation. Turn it 180 degrees and the sash swings fully inward on side hinges like a door, giving a clear opening for cleaning or escape. The multi-point gearing locks it shut at several points in between.
Why are tilt and turn windows recommended for flats?
Because everything happens from inside. Both glass faces can be cleaned from the room with your feet on the floor, no ladders or abseiling contractors, and tilt mode ventilates securely even several storeys up. Many London block management companies specify tilt and turn for exactly these reasons.
Is tilt mode secure enough to leave open?
Tilt mode opens the sash only at the top, hinged along the bottom edge, while the locking points stay engaged at the sides, so there is no purchase for a pry bar and nothing a reaching arm can release. It is designed for overnight and away-from-home ventilation, though on accessible ground floors we still advise closing fully when out.
Do tilt and turn windows come in uPVC and aluminium?
Yes. uPVC tilt and turn on a 70mm multi-chambered profile is the best-value route, while aluminium carries larger sashes with slimmer frames, useful for big openings in newer blocks. Both take A-rated 28mm double glazing or triple glazing, in white, anthracite and the full foil and RAL colour ranges.
Can a tilt and turn window be a fire escape window?
In turn mode the sash opens fully inward, and we size escape-designated windows to meet the Building Regulations clear-opening requirement of at least 0.33 square metres and 450mm in both directions. The installation is FENSA certified, which records that compliance for you.
